At the risk of sounding like a broken record, we think the sales trends for this summer are going to be very similar to the summer trends of 2021 and 2022. Fewer homes overall are being sold but those that go on the market are still selling fast. The average number of days on market is still just 11 and, most importantly, the month’s supply of inventory remains very low at 1.37. A balanced market is between 5 and 7 months, so the Hampton Roads market is still very much a seller’s market.

As you can see from the chart below, courtesy of the Real Estate Information Network (REIN our local MLS), the total number of homes that sold is over 20% fewer than last year but the median sales price has actually increased to $350,000, a record setting number for Hampton Roads. Not only are homes still selling they are, on average, selling for higher than they were last year. One significant change to note is that the terms of the contracts are starting to inch back to being a little more balanced between the sellers and buyers. Last year, it wasn’t unusual for buyer’s to completely waive home inspections, but now the majority of contracts that come across our desk have a home inspection contingency for the buyer.
